In Novi Pazar, the new shopping center Drum Panorama has opened. To ensure a pleasant experience for visitors, ION Solutions has implemented a Building Management System (BMS) that controls:

  • 7 air handling units (AHUs)
  • Heating substation/boiler room
  • 2 heat pumps
  • Fire protection system
  • Fan coil units
  • Ventilation.

Belgrade Waterfront is located on the east bank of the Sava River, across from New Belgrade and covers an area of 143 000 square meters and 3 600 parking spaces equipped with shops on the ground floor, first and second floor, a restaurant overlooking the river and a cinema that occupies more of 4 000 square meters.

In order to improve air quality and easier management of air chambers, the EcoStruxture software has been implemented, which manages 36 air chambers related to the preparation of air for visitors, shops, garages and other rooms. We also operate 2 cooling plants that serve to prepare water according to WSHP units located in the premises. In both cooling plants there are circulating pumps that distribute water to air chambers, WSHP units and for the preparation of sanitary water. Within the plant there are gas boilers that are used for heating the building and for the preparation of hot water.

There are 3 transformer stations on the building, where the status of all switches that go to consumers is monitored. In the event of a breakdown, employees receive notification of where the damage occurred.

PULS Shopping Park, the first retail park in Pirot, encompasses approximately 8,000 square meters of retail space. In order to achieve energy savings and minimize costs, ION Solutions implemented a Building Management System (BMS) that handles:

  • Monitoring of electricity and water consumption
  • Monitoring and control of VRV systems
  • Monitoring and control of air handling units (AHUs)
  • Monitoring and control of air conditioning units.

The largest and most modern wholesale center for Chinese goods in this part of Europe is located in the Mileva Maric Einstein neighborhood in Belgrade. It consists of two buildings: one covering more than 23,000 square meters with 358 shops, and the other covering 10,000 square meters with an additional 100 shops.

ION Solutions participated in the project and implemented a Building Management System (BMS) that manages:

6 air handling units

2 heat pumps

2 thermal substations with circulation pumps

360 heat meters.

 Ada Mall Shopping Center is one of the largest shopping centers in Serbia, covering an area of 90,000 m², with 50,000 m² spread across five above-ground floors and 40,000 m² on three underground levels. The mall offers 1,000 parking spaces, multiple levels of high-quality retail space, and a multifunctional event space.

To meet the highest energy standards, the investors decided to implement a central monitoring and management system that controls 34 air handling units, a heating substation with 4 heat pumps, 3 chillers, and over 30 circulation pumps and accompanying valves that manage the cooling, heating, and ventilation of the entire facility.

The cooling and heating system covers 50,000 m², including 34,000 m² of leased retail space comprising 150 shops. The remaining 40,000 m² of garage space is equipped with a ventilation system. Additionally, the system monitors the status of the sprinkler system, the fire alarm system, drainage pumps, and the distribution of electrical energy.

The BMS system also reads consumption data from over 120 meters, including electric meters, water meters, and heat meters, using M-Bus and ModBus communication protocols.

The Delta Planet shopping center in Niš, built on a 6.96-hectare plot with 4.63 hectares allocated to the shopping mall itself, covers a total area of 40,000 square meters across two floors with 850 parking spaces.

To meet high energy efficiency standards, the investors have implemented a centralized monitoring and control system that includes:

  • 30 air handling units (AHUs) for ventilation/heating/cooling of the shopping center spaces

  • 5 AHUs for ventilation/heating/cooling of the cinema

  • Heating substation for preparing and distributing hot water for building heating

  • Lighting control system

  • Monitoring of electricity consumption, water meters, and calorimeters

  • Kitchen ventilation.
