On the site of a former military barracks in Kumbor, near Herceg Novi, a new town called Portonovi is emerging. The residential area is divided into three parts – A, B, and C, each with a different style. Beyond that is the Portonovi settlement, which consists of seven different residential blocks.

The 26-hectare area where the settlement is being built will include the One&Only Hotel, which will have 113 rooms and 10 branded villas. These villas represent the highest level of luxury in this type of project. Each villa is unique in that it has its own beach, private yacht dock, and separate entrance. The hotel is being constructed in several blocks and will feature multiple pools, including saltwater pools. The One&Only hotel brand falls into the 5+ star category, effectively beyond measurable stars.
